How the calculator works
The stress test
Federally regulated lenders qualify you at the higher of your contract rate plus 2 points or 5.25%. The tool finds the highest price where your housing costs (mortgage at the qualifying rate, property tax, heat and half the strata fee) stay under 39% of gross monthly income, and total debt payments stay under 44%. Real lenders differ, some use lower ratios, and credit history matters, so treat this as a ballpark.
Down payment and default insurance
The minimum down payment is 5% of the first $500,000 and 10% of the portion from $500,000 to $1.5 million. Homes at $1.5 million or more need 20%. With less than 20% down, mortgage default insurance is required. The tool adds a typical premium (2.8% to 4%, plus 0.2 points for a 30-year amortization) to the loan. It doesn't include the PST on that premium, which you pay in cash at closing.
Transfer tax and exemptions
PTT is 1% on the first $200,000, 2% up to $2 million, 3% above that, and 2% more on residential value above $3 million. The first-time buyer exemption removes the tax on the first $500,000 (up to $8,000) when the value is $835,000 or less, and phases out to $860,000. The newly built home exemption is full to $1.1 million and phases out to $1.15 million. Only one can be claimed. Sources: PTT, first-time buyers, new builds.

Those three rows are the reason this calculator leads with the first-time exemption. A first-time buyer picking up a typical Kamloops condo pays no transfer tax at all.
