When do Kamloops homes sell best?
The 2026 numbers from the Association of Interior REALTORS® show the usual Interior rhythm:

Late spring to early summer brings the most buyers, and also the most competing listings. Listing in April or early May puts you in front of the biggest buyer pool before the June peak. August and wildfire season can be slow. Well-priced homes still sell in fall and winter, when there are fewer listings to compete with. The right month is the one that suits your next move. Pricing in a balanced market
When listings are tight, an ambitious price can still attract a bidding war. In a balanced market like August 2026, buyers compare. They'll have seen every similar home on the MLS® that week, and an over-priced listing mostly makes the competition look good. A few principles apply:
- Price against the competition, not your neighbour's 2022 sale. The single-family benchmark sat at $655,700 in December 2025, peaked at $684,300 in June 2026, and was $669,100 in August. Small moves, but they matter at the margin.
- The first two weeks count most. That's when a new listing gets the most attention from buyers with saved searches. A price drop in week six rarely earns back what was lost.
- Know which price band you're in. Buyers search in round numbers. A home listed just above $700,000 misses everyone searching "up to $700K."
- Townhomes and condos are softer. Their benchmarks were down 2.5% and 1.1% year over year in August, so pricing and presentation matter even more there.
What happens when you list with Sean

Kamloops-specific selling tips
- AC sells in July. With 36 days a year above 30 °C on average, central air or heat pumps are near the top of buyers' lists.
- Legal suites are easier to sell. Buyers and many lenders can count legal suite income. An unpermitted suite is a negotiation point for the buyer.
- Tell buyers about schools. If you're in the Sníne Elementary catchment, or close to NorKam's IB programme, say so.
- Market to relocators. Some of your buyers will be relocating, from the Lower Mainland or the Okanagan. Sean's network includes the Vernon listings hub, where Okanagan buyers are already looking.
- Vacancy tax. If your home will sit empty for a long time before closing, check your SVT declaration.
- Owned it under two years? BC's home flipping tax may apply to the gain. Check with your accountant before you list.
