What does a house cost in Kamloops?
In August 2026 the Association of Interior REALTORS® benchmark for a single-family home in Kamloops & District was $669,100, up 0.9% year over year. Townhomes were $508,400 and condos $375,900. A benchmark describes a typical home, not an average sale price, and it excludes lakefront and acreage. See the market page.
Is Kamloops a buyer's or seller's market right now?
AIR describes it as balanced. In August 2026 there were 1,406 active listings and 217 sales, and new listings were down 12% year over year. Well-priced homes still sell, and buyers have more choice than in 2021 and 2022.
Is Kamloops cheaper than the Okanagan?
Generally, yes. The Kamloops single-family benchmark ($669,100, August 2026) is below the North Okanagan benchmark ($756,900, May 2026) and well below AIR's board-wide figure ($781,200, August 2026). In April 2026 Zolo called Kamloops BC's most affordable large city.
What do rentals go for in Kamloops?
Rentals.ca data reported by CFJC put the average 1-bedroom at $1,879 and the 2-bedroom at $2,113 in May 2026. Basement suites and older units usually rent for less.
Taxes and rules
How much property transfer tax will I pay in Kamloops?
BC charges 1% on the first $200,000 and 2% up to $2 million, with higher rates above that. On a $669,100 home that's $11,382. First-time buyers who qualify pay no tax on the first $500,000 when the price is $835,000 or less, which saves up to $8,000. Try the calculator.
Do most first-time buyers in Kamloops qualify for the full PTT exemption?
On price, usually yes, because the typical condo, townhome and house all sit under the $835,000 limit. You also have to meet the personal rules (citizen or PR, BC residency, never owned a principal residence) and the property rules (0.5 hectares or less, your principal residence).
Does the speculation and vacancy tax apply in Kamloops?
Yes. The City of Kamloops is a taxable area. Owners must declare every year, and most people who live in their home or rent it long-term are exempt. The 2026 rate is 1% for Canadians and permanent residents and 3% for foreign owners, rising to 4% for foreign owners from 2027.
Does the 20% foreign buyer tax apply in Kamloops?
No. The Thompson-Nicola Regional District isn't one of the areas where BC's additional property transfer tax applies. The federal ban on non-Canadians buying residential property is separate, so check its current status on canada.ca.
Can I buy a condo in Kamloops and run it on Airbnb?
Not as an investment. Since May 2025, Kamloops has allowed short-term rentals only in the operator's principal residence (a room, suite, carriage house, or the whole home while you're away). You also need a City licence, an inspection, a good-neighbour agreement and provincial registration. See the buying guide.
Can I add a suite or build a duplex on my lot?
Possibly. Since 25 June 2024, BC's small-scale multi-unit housing rules have applied to Kamloops residential lots, and areas near transit exchanges allow more. Look up your lot on the City's CityMap, then talk to the planning department. Renting two or more suites long-term needs a business licence.
Neighbourhoods
What is different about buying in Sun Rivers?
Sun Rivers is on Tkʼemlúps te Secwépemc reserve land (Kamloops IR No. 1), outside City boundaries. Homes are leasehold, so ask for the lease term and remaining years, any annual lease or service fees, and whether your lender will finance it. Use a lawyer experienced with on-reserve leases.
Which Kamloops neighbourhoods are best for families?
Pineview Valley (new Sníne Elementary, 2026), Brocklehurst (flat, schools), Aberdeen (newer homes and a Montessori elementary, but no secondary school yet) and Juniper Ridge (space and views). See best places to live.
Does Aberdeen have a high school?
Not yet. A new Aberdeen-area secondary is School District 73's top capital priority but hasn't been funded. Aberdeen teens currently attend secondary schools outside the neighbourhood. Confirm catchment with SD73's online tool.
Is Aberdeen safe to build or buy on, given the slope hazard?
Most Aberdeen homes are ordinary suburban houses. KAMPLAN includes an Aberdeen Slope Hazard development permit area, and the City has a groundwater report for the area. Check whether the lot is inside the DPA, ask for geotechnical reports and title covenants, and get a thorough inspection. See rivers vs hillsides.
Where do people live to be close to Sun Peaks?
Rayleigh and Heffley Creek, north on Highway 5, are the closest city neighbourhoods. The North Shore also gets you onto the highway quickly. From City Hall, Sun Peaks is about 61 km, or around an hour.
Is it worth buying a rental near TRU?
It can work, but go in with realistic numbers. TRU's international enrolment has roughly halved since 2023, and short-term rental isn't an option for non-owner-occupied units. Many investors do better living in a house with a legal suite. Run the TRU rental estimator.

How hot does Kamloops get, and what about smoke?
The all-time record is 47.3 °C (29 June 2021), and on average 36 days a year top 30 °C. Summer 2026 brought Drought Level 4 water restrictions and an orange air-quality advisory. Air conditioning and good filtration are worth budgeting for.
What is the hospital situation?
Royal Inland Hospital is Interior Health's tertiary referral centre for the region. A $386 million cancer centre is being built on its campus, and coronary care beds return in early 2027.
How far is Kamloops from Vancouver, Kelowna and Vernon?
Approximately: Vancouver 352 km (about 4 h 15 min via the Coquihalla), West Kelowna 203 km and Kelowna 211 km (about 2 h 20 min and 2 h 30 min via Highway 97C), and Vernon 118 km (about 1 h 50 min). Winter conditions add time. Considering the Okanagan too? See Vernon and Okanagan listings.

When is the best time to sell a house in Kamloops?
In 2026, sales peaked in May to July (250, 271 and 254 sales) and dipped in August, partly because of wildfire smoke. Listing in April or early May reaches the biggest pool of buyers. Well-priced homes also sell in the quieter months, with less competition. See the selling guide.
