Year-over-year changes shown where AIR reported them. AIR has used a standardized methodology since October 2024, and for Kamloops the single-family category excludes lakefront and acreage, so earlier figures aren't directly comparable (AIR market statistics).

What it means

Prices are flat to slightly up. The single-family benchmark peaked at $684,300 in June ("new heights," per CFJC) and eased to $669,100 in August, still up 0.9% on a year earlier. Townhomes and condos are slightly below 2025.

Supply is tight, but not scarce. New listings in August were down 12% year over year. AIR says listing levels in Kamloops are "more restrained than elsewhere in the Interior" and calls the market balanced. Sales are tracking close to the 10-year average.

Kamloops is the Interior's value market. The board-wide single-family benchmark across AIR's region was $781,200 in August, over $110,000 above Kamloops. BCREA forecast in April that BC home sales would slide 2.1% in 2026.

Rents and building

  • Rents (Rentals.ca via CFJC): 1-bed $1,879, 2-bed $2,113 (May 2026). In April, all unit types averaged $2,064, ranking Kamloops 28th most expensive in Canada.
  • Building permits: January to May 2026 was the busiest five-month start in a decade ($179.8M, 315 units vs 120 a year earlier). By July, year-to-date value ($207M) had dipped just below 2025 ($212M). 2025 was the third-busiest year on record.
  • Vacancy rate: the CMHC figure hasn't been confirmed for this page yet. Ask Sean for the latest.

What to watch this fall

  • Two elections in one week. The municipal vote on 17 October and the provincial vote on 24 October can mean a short pause in some buyers' decisions. The policy results (housing, downtown, the Red Bridge) will play out over years, not weeks.
  • Inventory heading into winter. New listings fell 12% year over year in August. If that continues, well-priced homes should keep selling through the quieter months.
  • Rental supply. More than 180 purpose-built rentals are in the works across 377 Tranquille, 640 Lorne and the Columbia Precinct, alongside a smaller international student intake at TRU. Together they could cool rents for older suites.
  • Civic projects. Arena multiplex site work (fall 2026), the Juniper Ridge second access road and the cancer centre all shape specific neighbourhoods.

How to read a benchmark

AIR's benchmark price uses the MLS® Home Price Index approach. It tracks the value of a "typical" home with fixed features, so the mix of what sold in a month doesn't distort it. That makes it better than an average sale price for spotting trends. It's also not what your home is worth. Views, suites, lot size and condition all move a price. For that, request a price opinion.

Remember too that Kamloops single-family benchmarks exclude lakefront and acreage. If you own either, the benchmark tells you less than it does for a typical house.
